Step 1. Mortgage consultation

is where you will tell us your plans, concerns and what you are trying to achieve. Our loan officers are trained to listen carefully to make sure that we understand exactly what you are tying to accomplish and your expectations from us—after all this process is about YOU and your FAMILY.

Step 2. Our pre-approval process

is designed to put you in best position.  Knowing your pre-approved amount and possibly monthly payment will help you make an informed decision. We architect the process so that you will know the majority of the information ahead of time.  In addition, most sellers would like to see a pre-approval letter from reputable mortgage companies.  Our loan officers will be asking you series of questions regarding your credit profile, income, employment history and assets. We are also going to ask you to complete the mortgage application and to provide us with supporting documents.

Step 3. connect to a realtor partner

We will connect you to a realtor partner to accommodate your wish lists. We only work with client centered realtors—we make sure that they understand your specific needs and provide realistic guidance. Please let us know if our partners are not meeting your expectation and we will  gladly talk to that partners to fix whatever is lacking. Clients are not obligated to use our partners but highly recommended.

Step 4. receive and sign the purchase contract

Upon receiving the signed purchase contract. Our team will start processing the loan and do whatever it takes to bring you to the closing table. This process is less critical if you have provided all the information/documents during the pre-approval process. Our processor will put everything together such as your home insurance, employment verification, title, order the appraisal, etc. It is important that you monitor your emails and phone just in case our processor needs additional information.

Step 5. Underwriting process

is where the underwriter reviews all the documents/information that you have provided. Our underwriter is well trained with mortgage guidelines and will only conditions what is needed to fully approved the loan. We normally see less than average conditions as our loan officers and processors do most of the work upfront.

Step 6. Clear to close and closing

are the exciting part of the process. Our closer will communicate to everyone and ask to confirm the closing schedule. This is also the time where the loan officer will call you to provide you the final numbers. Signing and funding usually happen few days after the clear to close.
